When a repair stops making sense

Request a callback

A roof mid tear-off with shingle bundles staged

A replacement comes due two ways in the valley: the roof aged out, or a storm totaled it. Around here the first kind is showing up in waves, the post-2005 subdivisions in Meridian, Kuna, and Star are hitting the age where builder-grade shingles reach their first end-of-life at once.

What the job actually covers

A real re-roof is tear-off to the deck, new underlayment, drip edge, flashing, and the shingle or panel system on top. The quote should name all of it: deck repairs priced per sheet if rot shows, underlayment type, the shingle line and rating, ventilation work, and disposal. In Boise city limits the work runs through the 428 residential roofing permit; the roofer pulls it, you just see it on the paperwork.

What moves the number

Square footage and pitch are the obvious drivers. After that: layers to strip (re-roofs over a second layer run higher), deck condition, whether the job needs new flashing metal or skylight work, and the shingle class. Impact-rated shingles cost more up front and matter where hail history exists, which this valley has.

What the desert does to a roof

South and west faces in open subdivisions bake in a way shaded roofs never do. If your roof is the same age on every face but one slope looks worse, that is normal here, UV wear is uneven. A roofer quoting a replacement should walk the whole roof and say which faces drove the call.
