Know the roof's real condition

An inspection is the cheapest way to learn what a roof actually is. The valley's use cases: a pre-sale check before listing or buying, a post-storm look after a wind or hail event, and the honest read on a subdivision roof hitting the end of its builder-grade life.

What gets checked

Shingle condition across every face, flashing and sealant state, valleys and penetrations, attic ventilation and any moisture signs underneath, and the gutters and drainage paths. A real report names what holds and what does not, with photos and the timeline each item deserves.

The post-storm version

After a hail or wind event the inspection is the first document in the chain if a claim is coming. The report gives you something dated and specific, which is what a claim conversation actually runs on. Whether damage warrants a claim is a judgment call between you and your insurer; the inspection is the evidence either way.

What to ask for

A written report, not a verbal walk-through. Photos of anything flagged, a plain-language read of what needs work now versus what is simply aging, and a note on the remaining life if the roof is sound. On a subdivision roof that list is usually short; on an older Boise roof it is worth every page.
